I was putting up 150+ a month and would easily have 300+ hanging up at any given time and the overwhelming majority of calls were people asking if i had houses they could rent with VERY FEW sellers ever calling me.I think the effectiveness of direct mail dropped due to market saturation as well as the increase of available market data and news letting everyone know real estate is on the rise.I am still cranking out 3-5 deals a month but my cost and time per acquisition has definitely gone up over the past year.

My partner and I now have cash but are needing to get more creative to find properties to flip or whole sale as the market is so saturated right now.

I am not sure how to find out how saturated this market is or if this would be a good investment idea.

Is it possible they are getting too saturated? 

Or, when there’s a turnover, your property manager suggests you may have to drop the rent this time because “the market’s saturated right now.”

The only thing that I would be cautious of at the moment is the current slowdown in airBNBs in many market due to over saturation and possible legislation that can limit STRs in the future in your market.

Would you say San Antonio is still a good market for cash flow investors or has the market become saturated with investors?

Huntsville has a high rental demand, occupancy, and the market saturation is pretty low meaning you can make a bigger splash in this smaller pool.

The market is EXTREMELY over saturated.

@Edita D.Vacancy rates aren't too bad if you stick to the transit lines and aren't in the areas that are over-saturated with investors and rentals.
