@Brenda B. you should really have an attorney prepare a multi-member LLC Operating Agreement (OA) and run the idea(s) you have on financial arrangements by a qualified accounting professional.

Looking for guidance on how/where best to find qualified cash end buyers.

They are slow to respond, pay pennies on the dollar to low-qualified contractors, and often reject claims for things you thought was covered.

I am using my own money, sitting in my checking account, and loaning it privately to individuals who I deem qualified to borrow it.  

Just wanted to share, I've noticed a loosening in down payment requirements for DSCR (debt service ratio loans) that either use the actual or proposed rental income to qualify.

I hereby give you 30 days to vacate or qualify for a new lease with the appropriate business name, license, insurance, security deposit, and other requirements.

The idea behind this is it avoids having to get qualified by a bank and closing costs.

However, being worried about finding a qualified tenant in the winter certainly wouldn't be an issue here... the demand for rentals is so high.

you need to talk to 10 lenders before you make any decisions. you won't be qualified for ground up construction without the experience. there's no such thing as sweat equity for general contracting. if you've never built a home how can you do it? 

Biggest advice is to make sure you place a great qualified tenant with a thorough application!
