Where to find Multi-family in LA/OC area?

This is actually how I got started (minus the VA loan).Another mentioned San Pedro ... right across the way there are multi's in Long Beach without rent control, but may be harder to find a deal there ... realistically you likely aren't going to be able to pull off a smoking deal anyhow with a VA loan.Whatever you do, though, stay local and hands on ... do NOT be lured out of state by the cash flow sirens call as many have before you have run aground doing.

Title companies do not like dealing with investors at least most of them do not because if investors run around with this type of data in their hands they are scare that people with ruing the market place.With that said you can buy these services from them as a perception bases on monthly, quarterly and yearly rates.

It tells the bank that your first offer price was your highest offer but then tosses in a small additional amount giving them the "perception" that they won a small battle and 2. the large increase of EMD over what they ask often will bring their focus onto that item rather than the price point and again, give them the "perception" that they won another battle.
