I continue to get emails from Steve Mayer of Finance holding Company, but he keeps wanting me to pay a deposit + his 2% origination fee upfront...seems like a scam and wanted to see if anyone has done business with them in the past

I've been doing these things & will continue while also exploring backup possibilities. 

Landlords who pay attention, are ready to wait, play by the rules of the local laws, and have enough volume or cushion to ride out the outlier experiences, have seen, and I believe will continue to see, the benefits of lack of competition accrue to them to the tune of millions of dollars. 

The Jersey City area is extremely hot at the moment and will continue to see demand as development continues.

I can definitely attend meetings and continue to network but I'd like to make progress too.

A while back I passed my pre-license course in GA and never continued to take my state exam (my job was going so well and my main focus was finding a deal to invest in at the time).

Richmond, VA continues to be a growing city with affordable homes. 

.- Cash flow: Gross earnings are quite high and more importantly, home values continue to rise year over year.

During the process of getting this done I want to continue, and strike while the iron is hot.
