Not much going on in the town, as well as being quite far away and in the middle of Calgary and Medicine Hat, I can't see much growth happening.

Gotta choose what hat you wear.

I am fortunate to be in a position with my current house hack where I am able to put on my tenant hat and think about what improvements would make my two units appeal to a larger tenant pool at a higher rent rate when the time comes to move out.A project i have been thinking about is adding central AC and splitting out the heat/ gas bill. 

I was close to handing a few properties over to another PM a year or two ago and then my current PM pulled a rabbit out of a hat and did okay for a bit.  

As for flooring, carpets will stain easily and attract pet dander and fur.

Also hats off to you for your work ethic as well.One thing I would recommend when starting off is just getting really good at the basics of not just real estate investing, but financial literacy as well.

And yes you'll need to find a shop to hang your hat until you move to full broker status.

The other method is wearing the hat of a GC yourself and hiring out each rehab item to individual subcontractors respectively.
