It's been over two years and so there has been plenty of time to have closed the deal.

An agent that works for me has a closing today, when I reviewed their closing statement there was $15k in fees from the mortgage broker.

The labeled the whole state high fire a few years ago, and now no one can get insurance.  13% of deals are not closing as people can't get insurance.  

Buy a house which is move in ready (or very close), go find some tenants and get it rented. 

It's just financing the property post-closing.

If you want to JV your wholesale deals you want to do it with someone you know, like, and trust over time and have met in person.There’s nothing more wasteful and inefficient (in the private sector) than financial intermediaries engaging in a “daisy chain” to try to close “undoable” deals.

I didn’t know about the chip plant, I will look in to that.are those places close enough to Dallas to be affected by the city and its real estate or is it mainly because of the job growth in the area?
