The criteria I am using, which I am basing off recommendations from members on this site consists of:- Equity: 40%-100%- Property Type: SFR- Bedrooms: At least 3- Absentee Owner- Exclude Corporate- Exclude Trustee- Last Market Sale Date: Pre 2006From this list, my screen is yielding only 119 addresses (with my selected area yielding about 130,000 addresses before adding any additional criteria).

However, I have refused to rent to a few applicants who I felt were at risk for filing bankruptcy based on their numerous (20 or so) large unpaid debts which I felt would, at some point, cause them to file bankruptcy since they had no way to pay these debts off based on their current income/financial situation.On the other hand, I will not exclude applicants who have already previously filed bankruptcy and had the bankruptcy discharged since I know that they won't be able to file it again for quite a few years (depending on what chapter they filed).

If you purchase the home as your principal residence whch it would definitely be, live in it for two of 5 years and sell at a gain, you can exclude up to 250k of gain for a single person.
