While writing my business plan, I came across an interesting dichotomy that I'd love some input on.I've gone through this forum quite a bit over the past six months and one of the things that many investors on here emphasize is that your business is, in fact, a BUSINESS and you need to run it like a well oiled machine that doesn't divert from it's criteria or make emotional decisions.

You emphasized that we do need to know what some idea of repair costs are.. which I know that Stephen would agree with.  

I survey units that are available nearby, and emphasize that if they were to look at the rentals that are available nearby that my unit with the increase is STILL a better value to the tenant.

Sorry for the long, drawn out speech here, but i just want to emphasize how important it is to view a decision like this from all angles.

I know there have been a couple people emphasize this on the podcast and I think it's great advice.

I understand that you and I will never agree, and that is fine ... the only reason I continue to engage is that 1)there are some good points to be emphasized that I think open minded newbies can learn from, and 2)to give you enough rope to hang yourself and I must say you continue to do an excellent job making use of the slack provided.

I emphasize sticking to your standards, not bending to the spikes in the market but digging through them to find what you want.
