Properties are sold with clean titles.

I'm going to raise the rent to $700 and make them clean up, so it clearly isn't going to work.

It is from a previous business that he owned, which went under.Am I required to pay $141,000 to cover those liens, in order to get clean title?

The property in North Oakland was purchased with $100k discount, seller did the sewer lateral and some additional demo/cleaning of the property. 

I ran some comps and the price is in the ballpark The house needs some TLC (paint, landscaping, carpet) there are no major problems that I can see. 

Just curious @Aaron R. do you tear out that bath or just clean it?

So, I would be lending her money to finish the basement, putting some carpet, and doing some interior painting (about 15k so I'd make about 7,500). 

We also made sure it was extra clean when the next round of tenants came to see it and accomodated showings.With the exception of what Michaela said about accepting too much rent upfront, I wouldn't necessarily rule them out.
