While it looks all good, I would be curious to see if an attorney would view this as mortgage fraud.On a sidenote: I will get up on my hill and say we see so many instances where someone cannot afford a property but think by the graces of their believer they can save it.

I BELIEVE it’s just a sticking point not a prohibited one like it is with self directed Ira’s.

@Jorge Leon I can send you some insurance carriers we use for our Chicago investors.In regards to the "80% coverage", I believe they were referring to 80% Coinsurance. 

As I mentioned, I know her situation and her last job was selling tupperware in 2013 so I don't believe she can afford an attorney.

My husband believes we should post pictures of it as it is so we can see if the price we've posted for it gets any interest from prospective tenants.

The only thing I would anticipate needing in terms of capital expenses in the next few years would be a new HVAC unit which is on the older side, but we have already budgeted for that and have a service contract with a company that manages our HVAC, water heater and oil tank.Am I crazy for thinking that a property management company would be an unnecessary expense in my case?

Tax rules federal are you can rent for I believe two weeks without it being IRS taxable.Be clear with anyone you talk to it is her primary residence.  

I believe with a CAR purchase agreement and conventional lending underwriting there is no way to specify a disbursement of funds to me as a "assignment fee" for "X" $'s.Any thought's out there?
