When they do hit the market they are often bought very quickly by seasoned investors who can offer all cash and wave contingencies. 

It is going to happen to the majority of that area at some point, might as well be ahead of the curve and ride the appreciation wave.

Not the dinky little wave we saw this past week. 

Because of this, there are substantial high/low spots in the floor which is currently carpeted. i cannot put down click floor or even subfloor/vinyl without waves and cracking and just issues in general - so I'm told.

So we are probably going to see a recession without the typical wave of unemployment.

Clearly not going to be a huge wave, but even a slow trickle into these small markets adds a lot of pressure to the limited supplies. 

We knew this would be a home run based on the location, as the next wave of North Hills development will soon reach us and homes will be sold for a hefty tag for just the dirt.

I am contemplating buying that and doing either short term or long term but also think it could be a general good investment even though am looking for something to give immediate income.Buy something in another state and have a property management company do everything.Buy something nearby in a more vacation area and let a property management company do everything.I am a self employed guy who has a business that comes in waves(property services)...I have inherited some money and am looking for something to hopefully create another venture for me that would bring money in.
