Together, they have a lot of units in play there and have done very well with long-term rents and mid-term as well.

If something breaks in the unit, they should not pay a deductible in my opinion.

I can tell you these facts:SFH lots of times do not qualify for max cash out options b/c the rent can'y support the max loan payment.2 - 4 unit houses always have a 1.5+ DSCR and never have a problem affording the max cashout...STR rental structures blow LTR rental structures out of the water. 

Use a 1031 exchange to sell one or more properties and reinvest into fewer but higher-yielding or easier-to-manage assets, like multifamily units or triple-net lease properties.

This syndication is for the site construction of a 400+ residential subdivision consisting of TH's and S.F. units.
