Have them wrap the toilets in Saran (upon installation) to prevent use (Hopefully)--unless you don't care about this.Just my 2 cents!

I’ve also heard that if a tenant claims having a covid related issue that it could prevent/delay an eviction further. 

This prevents every cousin, grandchild, etc. from coming in at all hours and opening the landlord up to higher liability. 

Currently, I'm working with a plumber to upgrade old appliances, valves, and water heaters as preventative maintenance to avoid flooding issues in the future. 

That gives them all the tools they need for success, and it provides the motivation to prevent them from sitting on their laurels.

While yes, one judge has overturned the eviction moratorium it is still in effect because of a stay on judgment that was issued that prevents it from being "law" until the appeal process is completed. 

Requires yearly maintenance meetings (to prevent piercing corporate veil).

So nothing (that I am aware of) prevents you from non-renewing or giving notice, but then you can't pursue it if the tenant won't cooperate. 

Definitely do the roof and other items to prevent any major repairs and make sure you factor that into your numbers.

What I mean is be ready for problems and ideally be proactive to prevent them.
