what kind of business do you suggest is okay, so in future it would be easy to transition to new tenants if neededfor example prooerty used for oil changers would probably though to convert for new business to adapt / or it would restrict to potential auto shops..what do you suggest ?

Each city has their feelings towards this rule (aka Pasadena is looking to sue the state vs La City is adapting the rules).

Same goes for any adaptive reuse.  

However, conventional loans often come with more paperwork and are less adaptable.

Investors have to adapt to remain relevant.
