I pushed a full size fridge back through a wall slightly into the mud room to make it counter depth & it made a big difference to the clearance between the fridge & island.

Safe areas with decent c-o-c are mostly newer suburban and include East Arlington, Southside, Fleming Island, Far Northside (near the airport) where they likely won't lose value anytime soon, but considerable appreciation is very unlikely too.

It also has had poor city government for years (very corrupt, in the unions pocket , never looking past the support mare island ( navy ) provided.)The last two will be changed by the demand for housing and new political blood.
