However, I needed an ASSURANCE that we would close within the 22 day deadline.

There are four (I think) historical districts, which can be expensive and painful to work in.The supply of multi-families on the market is tight, and generally overpriced for what the rents will bear.

If you don't have a proven track record and a tight relationship with some lenders, getting 100% financing for purchase and rehab is unlikely.
