We aren’t worry about balancing the books we are worried that there is no record whatsoever of security deposits we are having to go off the owners word.

Out of high school I cut my teeth in the Transportation industry both global and domestic, following the footsteps of my Grandfather who was well respected in the business.

I had the property listed with another agent who did not produce much activity whatsoever and/or offers and his answer was to simply lower the price.

I do not want to give an agent with a potential buyer any reason whatsoever not to show my property.

@Guy Yoes be careful if/when choosing to use a Quit Claim Deed:A person receiving a purported real estate interest via a quitclaim deed may receive no legal right to the property whatsoever.

The last 10% will grit their teeth and hang in the band of earning enough to eat and survive, but most of the agents in my market (and probably everywhere) are starving.    

the right to install an ABOVE ground pool, because they'd have to move it if (god forbid) they need access to your gas main;  the right to do ANYTHING with any permanence whatsoever on that section of the property. 

It's not a bad area to invest in--we have no trouble whatsoever keeping our apartments rented.

Keep in mind that the figure you come up with has NOTHING TO DO WHATSOEVER with what you will end up paying, but it can help you to establish value.Adjust upward or downward after you have walked the units.
