Tenants are slobs who care for things like they belong to someone else (and not to themselves personally)...Im always getting calls about stove burners, and 100% of the time its because they spilled somethig on it, then it calcified because they aren't capable of cleaning...so as my current round of stoves wears out...I'm pitching them and then the tenant can supply their own fridge and stove.

This is not near the sink or a window but is next to the stove -- so in theory it could have been caused by cooking spills although I don't think that's what's causing it since there is no evidence of it immediately under the stove.

if there are crumbs of food and grease around the stove then you have a cleaning problem.Document the tenants sanitation practices with pics and video.

This fee would include, at no additional cost, 24/7 emergency call-out by tenants or landlord to address issues that arise, such as a furnace going out, a leaky faucet, a burst pipe, a stove not working, etc...?
