What I am about to say probably could be an entirely new thread.but I find it interesting that in the three years since i first wrote this post.not only has the sentiment on this thread changed dramatically (can we say 180 degrees)but I am finding other landlords in my neighborhoods are also stepping it up.where I once had the nicest apartment in my class for about two years.I am now facing stiff competition.

While I agree with the general sentiment that cash is king and you should make sure that you have cash flowing properties, not paying attention to the cap rate when you buy and overpaying can cost you dearly in a market down cycle if you want to sell or need to sell when a note comes due.

I know its not popular on BP as BP sentiment is " hey you can learn all you need here on this site for free) and or join a REIA but remember REIA are for profit now a days nothing its free there, but there is a limit to what you can learn on line.. sitting on your computer listening to podcast or reading threads is just not he same as being in room with 400 people that are networking.
