I am entering escrow tomorrow and although I have reviewed all the various data from this property I am still "inexperienced" and we all know that although a buyer's agent has a fiduciary they are still going to have a monetary agenda so if something might be on the fence they will shine a positive light on it.

@Ted Akers  got it.. since It was not my business model I just fast forwarded to your default position..I have a proctor insurance account so I can insure for monthly fee. so house was protected for the few days I owned it. 

Can anyone give any feedback on this company whether it be positive or negative? 

You're in a great position to start with a reliable lender and your own renovation company.

We love putting cash in our pocket and paying little or no tax.On the other hand, you can create situations in your business where you generate positive net income that does not result in cashflow.  

For reference though, ours is 9.55% and in 1st/ only position.  

Having lenders or partners upfront places you in a better and more confident negotiating position and in the event you find a deal and can't find the money, now you lost the deal and have to back out damaging your reputation as a closer.

On a positive note, I am going to share some vital advice my father taught me that might help you in the future:1.

I don;t understand this: the wholesaler spends his/her hard-earned money to send out postcards/letters to mailing lists and then, if they get a positive response, they don't follow up!
