Hey Laura,Not sure if you are still looking to partner with a trusted title company in Central PA but we have used Capstone Land Transfer for 100+ transactions and loved the experience.  

Does anyone have any experience with purchasing small commercial properties and renting out each individual office?  

They are stuck in 2014 when notes were so cheap and easier to make money: now pricing is tight and even just buying to resell is challenging.Note investing can be more passive than other aspects of real estate but still takes a lot of work as well as a lot of experience and knowledge as there are many moving parts that can go wrong 

Hi Franky, Most Foreign National DSCR lenders will require a minimum DP of 25% with a few being able to 20% with experience. 

Let me know your thoughts and if anyone has first hand experience.

I would recommend starting with some fixer uppers if you don't have any experience with that.Good Luck!
