What property type would be best for an area with many high profile companies(Johnson and Johnson), high developed area (Towncenter), a nearby university(UNF), and great weather? 

We have family in Wilmington, so would like to invest there since we know the area, have a real estate agent we trust, and have family living nearby while we are away working for most of the year.

Perhaps an investor nearby but out of the area thinks this is a good location and you could team up.

Is available for Church group retreats 7 bedrooms, two living areas and a large kitchen with ski resorts, lakes and waterfalls near by.

I own 14 units in nearby Kenova. 

We have only single-family homes; I help place tenants for a multi-family nearby and they charge pet rent and pet deposit.

It It sold for 7,500k in 2018.Now this home needs way too much work for it to be listed this close to the median list price based on work required, list prices of finished homes in nearby neighborhoods, and the 70% ARV rule based on comparable sales historically in this area.

It makes me a bit nervous to think about investing out of state, but if you know the area, you have family near by, and you're likely to travel to that area fairly regularly, it makes sense to me to invest there.
