Additionally, many comments from others in other states not familiar with local Los Angeles codes and such are also a waste of time, if you don't know them, you should not be giving out poor or incorrect advice, people get sued for less than that.If you want to talk in general terms, then generally speaking, an S Corp is better for flipping and an LLC better for holding long term.
