An AC can fail, foundation can crack, driveway needs repaired, etc.The "pros"...Comps are usually pretty easy to get because there are several identical units (sqft and layout) to compare to.

Just be aware that Price per square foot is not a reliable way to estimate value unless you are comparing condos in the same building or identical model homes in a subdivision.Too many other factors like age, lot size, etc throw off the PPSF calculations in most scenarios.

not to mention risk of theft and neighborhoods continuing to decline.. now granted we all know there are terrible neighborhoods in CA  Sacramento has its fair share.. so choosing neighborhoods are important.I like I always say when buying out east ( east of us in fly over country) OOS investors can really mitigate risk by buying properties at the median price points of a given MSA..

He said he wanted 70k I told him I could give him 50k ( I paid 89.9 in December of '18 for mine and they're basically identical layout, mine appraised for 107k when I bought it) I am part of the local REIA and reached out for some help.

No matter how long (Or short) a tenant stays there, whether the apartment was rehabilitated just 4 years ago, 11 years ago or almost never touched, the bathroom ceiling in all these apartments share the same look like this one here: Dammam Iskan appartement 22.11.28 - BathroomsThe apartments here are identical, they have 3 bedrooms, 3 bathrooms, 2 living rooms and 1 dining room separated with accordion from the 2 living rooms, two small stockrooms, 1 kitchen and 1 entrance, somehow these numbers are below the average.

ARV: $120-$130k (Owner was wanting $125k, the best comp is an identical property across the street selling for $119k.)Market Rent: Approx $1000.Taxes: $911/AnnuallyUpdated flooring, paint, appliances, HVAC, Electrical, and Plumbing.So after a long text conversation with the grandson, who is the 'actual' owner now, laying out what I'm trying to do and how I can help them, he's willing to talk on the phone about the deal specifics when he gets back from his vacation on Thursday.Long story short, I find myself able to talk candidly and passionately in passing, but am fearful of over-explaining or over-simplifying the lease-option deal I wish to construct here.
