As for Denver County auctions...In Colorado auctions are held by the public trustees of each county.Below is a link to the Denver County public trusteehttp://www.denvergov.org/clerkandrecorder/ClerkandRecorder/Foreclosures/tabid/437349/Default.aspxI have not attended Denver's Foreclosure Sale/Auction, but my experience is that the public trustees required a certified check(or other good funds) at the auction.I would certainly speak to expert before participating as it is a buyer beware (caveat emptor) purchase: -No guarantee that the foreclosing lien is in first position-No rights to inspect-Can be redeemed out by other jr lien holders after sale-Persons may still be living in the property and require eviction or other arrangements-Lessees may have a grace period to leave-All sales are finalI am not an expert and that is just my personal understanding.The aforementioned is personal opinion and none of the content should be considered a binding offer or agreement.

Not sure exactly what year it was, but also remember my husband upset that he had made more that month in the stock market doing no work than he did working for 2 weeks of his vacation to buy the house and turn it over, so that was an aspect at the time as well, although if I remember the market only lasted another 6-8 months before crashing, while our rentals held their value.

And they're somewhat state specific because of certain statutes, such as CO detector requirements, lead paint disclosures, maximum time security deposit can be held, etc.

Not all estates are probated, wills are approved and won't show up, properties in trust and properties held in joint tenancy are generally passed without probate issues.While I know you can chase the ambulance I never did, I realize that the world is all computerized now, but did you try looking these old folks up in the phone book, get the address, from there you can get the legal and copies of deeds and mortgages filed.

We had a tenant completely ruin the carpet, but our property manager told us that since it was over 5 years old, the tenant would not be held responsible for the replacement cost due to age, anyway.
