We don't call the owner, unless a real emergency; winter freeze-up/flood, blown water heater, tree fell on house, that type of major issue.We have our vendors/contractors take before, during and after digital photos of all maintenance work, and submit those with the invoice via email.

She and good managers like her who run their own, small shops enjoy being close by the properties so that when pipes freeze (like they have been ALL OVER NC this week, or when a hail storm comes thru and u have insurance claims in ALL your roofs in one town - yes, true story!)

I hadn't seen any coming and going of traffic (although the neighbor said she had) and the tenant certainly didn't look or act like the typical drug dealer.Yesterday, when the temperature warmed up, I stopped by the apartment building to shovel the ice, since there would be a narrow window of above-freezing temperatures.

We are also going to try to leave the building winterized this winter so if it gets cold enough we can freeze them out.

The next day on date of closing,  literally while we were moving in (our agent errounously gave us keys to get appliances delivered and installed) title company called and said that the brother of the seller filed an injunction to freeze all assets of estate.

You may want to secure the house, by turning off water, so your pipes don't freeze, gas because you are checking the lines, and electric at the box to save on utility bills.
