Just remember the rental and housing market just doesn't go up; it fluctuates so just get some more opinions from agents and investors in  The market you wish to invest in and be extremely careful because there's literally no margin for error.

Taxes are a bit high in Nebraska but Overall it’s hard to find a lower risk (cheap houses and the market doesn’t fluctuate a lot) better reward in Realestate in my opinion.Good luck!
