I have looked into buying distressed properties, fixing them, and then renting them and will given the right opportunity. 

There's a lot of opportunity in new construction for builders with good experience.

That being said, I'm getting a lot of inquiries from unseasoned investors about the "flood" (pun intended) of new opportunities on Florida's West Coast.

So I lost $93,000 hard cash, PLUS the opportunity cost of having $260k tied up for three years.  

My goal is to become a full time family man, and my current field doesn’t provide that opportunity.

I think there is still opportunity in Jacksonville, but you have to be very particular about what you go after, it's definitely not easy to find good properties even for seasoned pros right now.
