Victor Mondragon Is it possible to Cash Out Refinance without closing costs?

I will be doing an FHA or traditional cash out refi on my primary with them early next year (there is still the up front PMI on fha, but no closing costs) to wrap my first, second, and some divorce legal debt together and then doing a rate and term traditional refi several months later to lock in a lower rate than a cash out would have now.

If you want to charge for out of the ordinary things like a trip charge for unlocking the door for a tenant who accidentally locks themselves out, go ahead.... but then you'll have tenants try to break-in through windows too.

In the terms, I would certainly give myself the option of refinancing her out of the deal - but I want to weigh the pros and cons of a long term seller financed deal.I'm seeing the pros of a long term seller-finance like low down payment potential, locking in a low interest rate long term, and not having the pressure of refinancing if the market turns.My questions are - what are some other pros of a long term seller finance deal, and maybe more importantly - what are the potential cons that I'm missing?
