I find that figure disturbing.

Broken down vehicles, shady visitors, animals appearing, notices from city code enforcement, smoking. partying, domestic disturbances, on and on.Without appreciation, I would have netted nothing really for my 10 yrs of pain and suffering. 

Anyway, the point is I had to get them out and I was afraid to disturb them.

Consult your municipality's ordinance for storing oil/flammables.You may avoid liability if you informed the tenant the barrel contained oil and told them not to disturb it. 

@Michael Moskos - talk to the tenant in a diplomatic way, remind him of the policy around noise, and the fact that he is disturbing everyone else, and if he does it again, call the cops and start the eviction process.  

The old lead paint had been painted over many times, the old asbestos had either been removed or hadn't been disturbed or was covered, etc., for many years.  

I had an older law student sign a rental agreement long-distance and I Fed-Exed him his key, so he wouldn't have to disturb me when his flight arrived late at night from Seattle. 

They don't usually like bright lights, but a mouse may sometimes be seen during the day, especially if its nest has been disturbed or it is seeking food.

As for my tenants,  I can screen a tenant in one minute over the phone and I'm completely upfront with what I expect from them... no parties, to pay their rent on time, to take care of my property and not to disturb other tenants.  

Go figure.Anyway, all you need to know is that your tenant has guests that are disturbing other tenants, and you can then kick out the tenant because of it.
