Broken down vehicles, shady visitors, animals appearing, notices from city code enforcement, smoking. partying, domestic disturbances, on and on.Without appreciation, I would have netted nothing really for my 10 yrs of pain and suffering.

Consult your municipality's ordinance for storing oil/flammables.You may avoid liability if you informed the tenant the barrel contained oil and told them not to disturb it.

@Michael Moskos - talk to the tenant in a diplomatic way, remind him of the policy around noise, and the fact that he is disturbing everyone else, and if he does it again, call the cops and start the eviction process.

As for my tenants,  I can screen a tenant in one minute over the phone and I'm completely upfront with what I expect from them... no parties, to pay their rent on time, to take care of my property and not to disturb other tenants.

Go figure.Anyway, all you need to know is that your tenant has guests that are disturbing other tenants, and you can then kick out the tenant because of it.
