Hi all,I recently passed my Salesperson exam in California, and was looking at different brokerages. 

You hit on all the key differences between banks and private money lenders.

I realize that these numbers change depending on size of the property, position type etc. as well as every market is different and fluctuates. just trying to get some general advice on this.

@Ryan Daulton, as you can probably tell from the replies, "having a partner" means different things to different people.Like Nathan noted, entering into any type of partnership, where there is communal ownership of an asset, is a lot like finding a spouse.  

Open to different markets to invest in and curious to learn more about them.

Maybe it's a MN thing and PA is different, but it makes perfect sense to me.

Interesting thread....For whatever its worth Eddie was at one of the Atlanta REIA's tonight and pitched his note school with 2 different 3 day classes, scheduled at different locations throughout the country. 

Not just location, but different states can have different (sometimes weird) rules like here in Texas where you need a manual third party "attorney review' on every loan doc set - adds about $100 to each doc cost that doesn't apply in most states

Then a post stating that you would like to connect with PMLs and learn from them sounds different than: "Can you share your thoughts about having or working with a PML?"

However, I've researched different ways of doing this, such as a home equity loan, Home Equity line of credit, and cash-out refinance.
