What level of design is going into the property?

They do affordable senior housing but I think they like to be involved early on in design decisions. 

so we changed a 3 bedroom house with a funky design into a 4 bedroom house and made it more valuable.

I want to sell one property use the proceeds to find and fix and flip a propertyMy hope is that in two years I can manage to do enough flips to make six figure profitsI have some experience doing remodels and renovations as I have had to do this to make apartments and houses tenant ready.I also have experience designing for an upscale look since most of my renovations have been hgtv worthyMy question is how do I lessen that learning curve.

We currently promote over 31,000 listing from all over US and $72B in inventory.The website has fantastic campaign in Google and is designed to capture as many buyers leads as possible but I am having problem monetizing it. 

If I can not get access to the property, I will assume anything built before 1982 will contain asbestos/lead in common materials (based on my experience there's a 90% chance this is the case).I believe Texas requires any "contractor" performing ASB abatement to have a license, which means Texas has some regulations established regarding removal & disposal.In California, if you are the property owner you can perform the removal/abatement yourself (assuming SFR), the only requirement is that the asbestos waste be bagged up & taken to a designated facility (in my case in Santa Barbara there is a facility at UCSB where homeowners can take the waste at no/minimal charge). 

All 3 units are 2/1 designs with new stainless appliances, granite counters, wood grain tile floors, nice lighting, and all have nice private outdoor yards, and plenty of parking.  

In my previous life I did site design for a few automated car washes.  

I am currently transitioning from being a law enforcement supervisor (where I have been for 5 years), to running my own interior design and staging company in Seattle with additional interest in rehab project management for investors/flippers.

(renters is key word, I think there's more of an appeal for homeowners and those with families - I'm making an assumption that the majority of families in southern NH with an adult commuting into Boston are buying and not renting, but please correct me if I'm wrong)  To me I think the draw to southern NH needs to come from growth in southern NH (such as the tech you've mentioned), or growth north of route 3/95.
