Look at the lease very carefully and how they were qualified and validate income, credit, criminal history etc. to see what kind of element you have for a tenant base.

No offense, but if you don't have 3% to close on a deal, you probably shouldn't be looking to purchase real estate.

As a Landlord: Be very thorough in your screening process (credit, criminal, hot check and eviction checks), call references, document income, and keep very clear records.

I've gotta potential tenant whom I am meeting with tommorrow to go through the screening process my plan is to check their background, criminal, and eviction history.
