What obstacles have you come across specifically that has proven to be strenuous for your scenarios?

I am trying to understand how capital gains would work on the following scenario.

Quickbooks is far more than the average investor needs for accounting, and it doesn't do the other 17 tasks a landlord wants like marketing property, tracking maintenance, landlord reports, etc.Software is a common question on BiggerPockets.

If you do, I'd suggest getting a housecleaner in once every 1 to 2 weeks to clean common areas and bathrooms. 

Still very good.The buildings in Costa del Este will have hotel permits when (and if) they are finished, they are under construction but yes, the high price I do not think justifies the purchase.The other thing is I wouldn´t buy except that you come across a rent to buy deal which are more common everyday. 

The lawyer who helps you do the foreclosure will order up a title report and tell you what should be done under different scenarios. 

Inflating prices on seller finance sales is all too common.

Now - I like @Dave Meyer - realistic, comes with the data (evidence), talks about real scenarios, and about what the 90% can relate to.

For example, if the average scenario is 3 months, $2k in legal fees and $1k in damages and rent is $1k/month that is $6k.
