Worst case scenario they make a big mistake, things get out of hand and the business collapses along with their finances.

There are lots of expensive mistakes that can be made (collapsed sewer pipes may not be easily recognized without a scope, and can cost $20k in Cincinnati to replace) But, I can make on one flip what takes me 5+ years to net in rent.  

I think a good property should be able to serve as short & long term rentals in needed. if it caters heavily on one side, it eventually will collapse on its own.
