Well, if I'm buying to flip and it's going to cost me 3-5 months of time, effort, holding costs, risk, etc, and I'm only going to make $30k off the final sale then it serves to reason that the wholesaler would make less because they have less skin in the game.

I will likely hold onto multi-families for the cash flow but seller finance or rent to own any SFH’s I buy because I think they deserve to be owner occupied.

@Lance Turner Approach the seller by emphasizing the benefits of seller financing: it could help sell the property faster, provide a steady income stream, offer tax benefits by deferring capital gains, and give them security since they’ll hold the title until fully repaid.

We want to hold people accountable-- if you can make money on selling that ********, you can eat some crow when the chickens come home to roost.
