It doesn't have a washer or dryer, but I've been thinking about placing one so I can attract more tenants.

Also, it would be more attractive (to the lender) to start with loans that are $75,000k and up and once you build a track record you can reach a little lower. 

I am not sure though how to find those kind of partners and how attractive that would be to others.Going the rental route seems like a good way for me to go also but I'm not sure if I can scale it and make it cash flow with the prices and interest rates.I would love to hear any thoughts or ideas on what I've been thinking.

But the Asheville area is such a nice place that's the main attraction and reason things are so pricey.But as Chris said there are deals starting to pop up around Asheville too.

You'll figure those things out much quicker chatting with operators in markets you're attracted to.

Looking for a reasonably safe area as well that would attract better tenants.I looked at condos in Walnut Creek, San Jose, Santa Clara, Fremont, and Hayward as well (since only condos would be within my price range in these areas) but the fear of being in an HOA is what's pushing me toward SFH.
