The variation on price is dependent on the finish-out.I know folks that do more volume that build at a lower cost - generally in the $90-$100 per square foot range.I've never built in a small town, but I would imagine that 60 miles from a major city in Texas isn't that big of a deal as long as the subs are looking for work. 

There are many variations of everything I listed above depending on the wording of the contract.With investors, they will focus on getting this under contract to take a house off the market.  

There's some amount of variation, so you just have to keep calling around until you find someone who has a loan product with terms that will work for you.

I read this question and variations on it a lot... and I have been buying and selling real estate since 199, direct mail was my main (and most profitable) marketing model and I've also been writing direct response copy for 15 years, so I'm going to tell you this:  Your target audience is 'owners in distress.' 

I'm curious about those of you who have put up websites for lead generation for people who are looking to sell their house fast.. which is one of the many variations of keywords I see being used.

Another user suggested for me to come up with a few variations in size and ask for quotes on those so that I can have landmark figures for my estimation.

One variation you could consider (though I’ve not heard of it done in REI before; speaks more to my relative newness to the field than anything else) is convertible debt.
