Too late now......all you can do is position yourself for the future....... the horse has left the barn on this one...... best you can do is deal with your insurance company and find a good attorney if they aren't covering it all.....

To compete in this horrible market, I know Ill need to add a third bedroom, another bathroom, redo all the plumbing (it was built in '57) and electrical, and since its zoned for horses, do something with that.

They have 3 big dogs and 3 cats; however, I am getting $100 bucks a month more out of them then what the area calls for and they seem like "good people", so if the dogs chew some horse hair plaster or the cats pee in the corner, it's not a great lose..

I may be looking a gift horse in the mouth.

Then again our retired neurosurgeon friend (an avid equestrian) gave up on REI & now makes all her money traveling the world & then importing horse sperm for breeding !!!

That is no longer your competition.Professionals bring some value to the equation too:- Repairs get done quicker- Paperwork/process will be much more professional- They do much more advertising and don't try to rent to friends and friends-of-friendsNot everyone wants to live in a wooded area with horses and tons of exterior yard maintenance.

It is a working class hispanic neighborhood of individuals who are primarily employed by the horse industry here in Lexington.

I used to paint horse fences with a trailer mounted sprayer.
