I haven't done a 1031 exchange, but may in the near future and the small amount of research I have done on it seems to indicate that some qualified intermediaries only do the intermediary task (hold your money while you close on the new deal) and some try to do other tasks as well, like facilitate you finding the next deal, etc. 

Try your local RE groups on Facebook or meetups.

Many times they will claim it's wonderful and then try to hide their worst deals by only showing completed deals.

I have been trying to find a rental in Austin and numbers are way off.

I've also not heard anything good about booking.com to make me want to try them.I get most of our bookings from Vrbo. 

Don't try and slip anything by because they will catch it when inspecting the other stuff....
