Full disclosure - Newbie investor trying to find the best combination of asset protection and lending terms.I have been talking to a few lenders in the Minneapolis, Minnesota area to line up my finances before I buy my first Buy and Hold property (end of Summer /early Fall).

We already own a duplex in Minneapolis and are doing STR and its going quite well.

I don't imagine that it's a growing area... but I could be completely wrong (quick Google search appears to confirm suspicions).It seems like people are wanting to live in the larger cities: Rochester, Minneapolis, St.

I guess I'm wondering a bit why you wouldn't want to invest in a mid sized are like Milwaukee, Minneapolis, Indianapolis, etc where you can get in for less?

It is a historic/scenic river town dating back to the logging industry. 30 minutes outside of downtown Minneapolis, with a population less than 20 or so thousand.

Although I am primarily based in Michigan's Upper Peninsula I consider Minneapolis to be a home as well and am super interested in investing there. 

Since I wasn’t planning on moving it’s not a flip but we spent a ton of money on improvements and maintenance I just don’t see us recovering even though the neighborhood just 8 minutes west of downtown minneapolis. 

Paul seems to be slightly less competitive than in Minneapolis (where I’m at).
