Also, make your smoking policy cover the entire premises, meaning don't allow smoking indoors or outside.

They are not only damaging your rental indoors, but they have already proved to be a general PITA time-waster.

@Shawn Westbrook I would add a small fire extinguisher to my kit.Also, toothpicks and wood glue are great for fixing stripped out holes in door frames; put some glue on the toothpicks and shove them in the hole.

Two years and there's a little wear and darkening grout in door ways.  

No indoor pets preferable ($250 pet fee no refundable & additional $25 month?)

The only thing I allow my tenants to do is change out the smoke detector battery and the indoor air filter.If pay the repair yourself, just keep a record of what was done and if it happens again in the near future then definitely do a tenant charge because that would be in excess of normal wear and tear.I hope that helps and good luck in your decision! 

The unit has also been tested for environmental issues and moisture was below "dry levels" and indoor air quality levels were okay though CO2 levels were just above guidelines in some rooms.The tenant is known to use a lot of candles, we're wondering if this could cause this.Does anyone have any ideas?
