@Benjamin Hurwitz when I comp out small multi for purchase if I can't find any to use I look at SFH similar in size and neighborhood especially if this is a house that has been converted to a triplex. $ per sf should be similar but the multi will have more income to support the payments.

@Benjamin Ellis it depends on what type of owners you're contacting.Looking up individual phone numbers and calling owners is super time consuming, so I only do that with owners I have specific info on that makes me think there is a high likelihood they'll be motivated.

Benjamin is right, all soft surface items like carpets and blinds are trash.
