While the process can be simple, there are a number of things to consider, such as triggering a sale-tax on the transfer, the dread due-on-sale clause of your mortgage (if you have one), any anonymity you might want, real legal protection (you do need act as an LLC; see Veil Not Fail by Greg Sutton), and if your LLC and property are in the same state, etc.

I've been doing a ton of reading on Asset Protection and one of the combinations I've come across is purchasing the property using a Land Trust and LLC.A Land Trust can provide anonymity on the Deed (so that the tenants, or anyone else for that matter, don't know who owns the property), but it does not provide protection against suit.
