Progress has slowed down again but drywall boards are up, still waiting on the drywaller to tape, mud and textureAll my building supplies are on those cargo ships out in the distance.

The building stock in New York City is already old and undesirable compared to newer cities.

Obviously the Winters and Summers should rent well but the “mud season” and early fall will probably be slow.

In general, asbestos is found mostly in the ceiling insulation (vermiculite) but can also be found in mud / floor tiles (although my asbestos industry contacts say that this is mostly in commerical buildings).

Law firm spinning it's wheels in the mud for fees maybe?

There is something to be said for Functional Obsolescence and the house may just have an undesirable layout.

So on paper it seems like not much, but it can be 40% of the overall time to complete job, depending on full scope.Assuming you are gutting and starting from scratch, I would outline:- Draw at completion of demo- Flooring installed and covered- Electrical rough in passed- Plumbing rough in passed- Drywall installed, mudded and sanded- Cabinets installed, with any crown and pulls- Counters installed-Backsplash complete (installed, grouted and caulked)- Electrical final inspection passed- Plumbing final passed- Paint- Floors finished (if hardwoods)

Home rents have not fallen even in the undesirable locations of the city and have actually increased about 20% since March.
