I am 50-50% on selling, as I lived there for two years and qualify to save capital tax. but not in super hurry as I can wait couple more years.just a thought,.. regarding what might Trigger a push

I'm back into the baby steps of studying and game planning, but I've done some research and am considering pulling the trigger on my first investment property.

I've always wanted to jump into the abyss, that we love to call real estate investing, but cannot quite pull the trigger;however, times have changed.

However, unless you're a serious buyer with financing lined up and ready to pull the trigger, most agents aren't going to spend their time sending you CMAs.

@Krystal AhnI'm sure you could change ownership, but I think the deferred tax liability would be triggered. 

It is a competitive market right now and doing the above helps ensure that you've done your research and that you have your 'ducks in a row' before you pull the trigger on an investment. 

If the deal works for you, pull the trigger!

Usually when I get a call from an investor spouting their criteria I delete them from me database immediately and send out a warning to colleagues...not saying you're doing that, but focus in on a couple of markets and locate the top 1% of agents/brokers...establish weekly calls and make sure you're pre-approved and ready to pull the trigger.

But gain is triggered as payments come in allocated to return of principle, gain, and interest. 

The search does not trigger anything handy (try searching for "CPA" or "Accountant" for fun, it's missing 99% of the actually related posts).I am creating a Fund of Funds that will invest in syndications, and I am looking for a CPA that can (1) advise during the fund creation, (2) handle the tax filing for the FoF, and generate the schedule K-1 for investors.Any recommendation for this more advanced setup?
