If the seller has a set price or range they will accept and it's in writing-the agent must adhere to the contract.

AND, I would require that there be a smoke detector in the garage that is "connected" or "talks to" the smoke detectors in the house so that if a fire does break out in the garage, the tenants can get out out before the house burns down.I would also make sure that there is a sufficient fire wall between the garage and the rest of the house.

I think I'm also dealing with a little bit of price shock as I'm used to looking at properties in the $100k range where I can rehab it (I do a lot of the work myself) and force equity into the property and then cashflow a few hundred dollars.

Typical property management fees for long-term rentals are anywhere between 6-12% of rental income while fees for short-term rentals can range between 20-40% of income.  

All in I expect to be under 260k and with comparable comps from this area I'd hope to appraise in the 330-350k range once finished.
