Next door is a 2 level complex with a slate roof and no gutter system.

My next project is removing a skylight and replacing with shingle roofing - this has just become a necessity for me because I contact a bunch of companies whenever I have a project, most never respond, those that do are either booked up or never show up to give an estimate, etc etc - requires me doing it myself!

I've had someone look at the roof, the stove and the hot water tank already, but need to forward their estimates to my attorney to escrow the funds to them for fixing.  

The age of the shingle roof is 20 years ++ and it might last another year or two depending how bad the weather gets.The contractor (sellers contractor) says they will issue a letter that the roof have atleast 5 years life remaining. 

And even very experienced developers get in trouble with budget overruns, material costs through the roof, and unreliable subcontractors. 

It's supposed to have a new roof. 

And if one year you unexpectedly need to replace a roof and a furnace, that place needs cash instead of generating it.So I'd be curious about how much you have to invest and how much you need to gain in monthly cash flow. 

For instance; if you are looking at property that has 2 units under one roof and another 2 units under another roof, is this a Quad?
