@Nathan G.Yeah My 200 dollar ozone has save me thousands in carpet replacement maybe 10s of thousands if you figured lost rent down time due to not having to tear out or repaint a unit.

I had to break it to him that since I cant charge for my labor , and  I am busy on paying jobs , I am hiring subs to do the work . " You cant charge for painting you have to repaint between tenants "   I replied to him that he did a crappy job painting an accent wall in each room without permission , and smoking pot in the house left a  dark film , so yes I will charge to repaint .

@Jason Sung we just had an issue like this on a flip, but the water dripped through the kitchen ceiling so we had to make drywall repairs and repaint.

There's a big difference between repairs (example: repainting or patching holes) and capital improvements (example: kitchen upgrade or new flooring).

For example, I had one tenant who believed I had to repaint the place between tenant.
