What could be a cheap lipstick remodel on a ugly tiled bathroom like this ?

Additionally, the maintenance/repair includes a partial remodel of four units.

I am looking to live in one side and rent out the others while doing maintenance to the one I live in, and then as renters move out switching to other units to remodel them.

Often in a renovation/remodel you can get coverage under a Renovation Builders Risk policy that will not have that type of reduction. 

It was enough for a full remodel with great bones.

Here is a breakdown: full kitchen remodel, new heater/AC unit/ducting, all the sheetrock in the ceiling was replaced (bad roof had caused leaking, so it was easier to replace it all),  new lightng throughout (can-styled LED lights), ceiling fans, and some other electrical work, painted interior/exterior, and tuck/pointing to a few areas of the brick facade.

No doubt its all fake....I will occasionally watch just to get some creative design ideas and latest trends in remodels etcRenovation Realities...... the one where homeowners do tjheir own remodels in the best one !!

reason.. leasing it back usually lasted maybe 6 months then you were evicting and had a pretty heavy duty make ready or remodel to resell.. 

We are currently remodeling 2 units of a 3 unit on Academy st in Auburn that I acquired in March that was off market.

With remodeling and construction already needing to be done, I could potentially make it only four units and avoid becoming a commercial property.
